A community entrance in Estero, a condo association in Fort Myers, a strip center on Pine Island Road or an apartment property in Cape Coral all have the same problem: the grounds are the first thing every resident, tenant and prospect sees, and the board or the property manager does not have time to chase a landscaper about it. Our HOA and commercial maintenance is built around that. A written scope, a fixed monthly price, a schedule you can post, and Quinten's cell phone when something needs attention.

The scope covers what Southwest Florida commercial grounds actually need across the year: mowing and edging on a wet-season and dry-season schedule, hedge and shrub trimming on a rotation so nothing gets leggy, bed weeding and edging, annual mulch, palm trimming before hurricane season, irrigation checks with repairs approved by you, and storm cleanup when we get one. Turf, beds and palms at entries and along frontages get priority because that is what people see.

We work with property managers the way they need to work: proposals on your template when you have one, a monthly report or a text with photos when you want one, insurance certificates naming the association, and a walk-through with the board or the manager before the first visit so the scope matches the property and not a brochure.

How pricing works

Commercial and association grounds are quoted per property after a walk-through, because acreage, turf versus bed ratio, the number of palms, irrigation condition and how often the board wants the entry touched all move the number. You get a written scope with the frequency of each task and one monthly price, plus separately priced options (annual mulch, palm trimming, seasonal color) so the board can see exactly what is in and what is not.

Agreements are typically annual with a monthly invoice. Irrigation repairs, storm cleanup beyond the routine, and plant replacements are approved by the manager before they happen. Where the property needs new hedges or plant material, it comes from our own nursery at trade pricing. Enhancement projects (new entry plantings, sod replacement, paver walks) are quoted as separate proposals.

HOA and Commercial Maintenance FAQ

Do you work with property management companies?+

Yes. Most of our association and commercial work comes through property managers. We can use your proposal and scope templates, provide insurance certificates naming the association or owner, and report the way your board prefers, whether that is a monthly summary, photos by text, or a walk-through.

How is HOA landscape maintenance priced?+

Per property, after a walk-through, as one monthly number tied to a written scope. Acreage, the amount of bed versus turf, palm count, irrigation condition and the service frequency the board wants all factor in. Optional items like annual mulch or palm trimming are priced as their own lines.

Can you handle irrigation and plant replacement too?+

Yes. Irrigation checks are part of the scope and repairs are quoted for approval. Replacement hedges, palms and bed plants come from our own nursery, so the material is Florida Grade #1 and priced at trade rates rather than marked up from a third party.

What about hurricane season?+

Palms and trees get their pre-season trim in late spring so there is less to come down. After a storm we clear debris from roads, entries and common areas first, then work through the property, and larger cleanup beyond the routine scope is quoted and approved before we start.
